PVRPV Puerto Vallarta Vacations presents Pacifica 404 – Casa Astro, situated in the Pacifica Building located in the heart of Puerto Vallarta's old town, Zona Romantica.

Its prime location on Basilio Badillo's Restaurant Row makes Pacifica Condominium one of the most exciting developments ever in the Romantic Zone, just a few steps from Los Muertos Beach and a short stroll to the iconic Malecon Boardwalk.

The Pacifica Complex has a fabulous roof top terrace where you will be able to enjoy the spacious heated infinity pool, Jacuzzi, BBQ and lounging areas, where you can enjoy the sun, or sit in the shaded areas with your family and friends while enjoying an evening cocktail and views of the world famous Banderas Bay, the Sierra Madre Mountains and the beautiful City.

The building also offers a fully equipped gym for all registered guests.

In this unit there is a comfortable seating area equipped with a big sofa and 2 chairs as well you will find a smart tv; you will find access to the oversized balcony/terrace with a weber gas BBQ along with dining and lounging areas. The unit is located on the quiet side of the building and 24 hours security is provided.

Casa Astro offers a well-equipped kitchen with granite counter tops, stainless steel appliances including fridge/freezer with water and ice dispenser; 5 burners cooktop, oven, microwave, dishwasher, coffee maker, toaster, blender and sink; into the cabinets you will find pots and pans, silverware, plastic containers, glasses and all items necessary for meal preparation. There is a breakfast bar which seats four people.

The Primary Bedroom offers a King size Bed, en-suite bathroom with shower, hair dryer, closet where you will find an electronic safe, extra linens and towels; private balcony with a breakfast table, air conditioning and ceiling fan.

The Guest Bedroom has a King Size Bed, closet with electronic safe, extra linens and towels, air conditioning and ceiling fan. This bedroom has direct access to a bathroom with shower and hair dryer.

This condo has a laundry room with washer/dryer, iron, ironing board and a little storage with cleaning supplies. As part of the amenities there is wireless internet service.

Construction & Growth in Puerto Vallarta

Neither PVRPV or property owners or their representatives shall under no circumstance be held responsible for any disturbance, construction noise, dust/debris or inconvenience the guest may experience while occupying the vacation property. Whether this caused by the actions of the neighboring buildings, units within the same complex, construction, renovations, mandatory repairs, public service workers or unforeseen circumstances in the surrounding area, NO refunds, reimbursements, discounts or future credits can be issued. This would also include and is not limited to the closure of condo common areas for upgrades and / or repairs. These situations are completely beyond our control and are the result of robust and growing communities.

Due to the continued and constant investment, growth, upgrades and renovations in Puerto Vallarta, from time to time there may be a minor interruption of public services including hydro, water or sewer or the lack thereof. Although this is not a common problem in PV, it can happen.

Property Policy


- ALL properties represented by PVRPV are NON SMOKING this includes; patios, terraces, outdoor spaces attached to or a part of a Vacation Rental Property - if smoking takes place inside the property – you will be obligated to pay, a fine, an extra cleaning fee and you may be evicted.

- Clients shall not remove any item/s from the property, such as kitchen appliances, glassware, furniture, or any other item.

- The use and enjoyment of the property does not include illegal activities such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise) and/or kidnapping, this is strictly prohibited.

- Excessive noise that may affect neighbors will be strictly sanctioned as per the local building rules and regulations established by the property that you are occupying.

- PVRPV guests and/or the visitors of the guest(s) are responsible to adhere to the rules, regulations and polices of PVRPV and/or the individual property policies thereof. Failure to obey the rules and policies established will be asked to vacate the property without the right to any refund.

The responsibility to know or adhere to the policies, rules or regulations are the responsibility of the guest.

NO SMOKING
No smoking inside the property, the unit, on the terraces / balconies.

OCCUPANCY POLICY
Maximum occupancy of 4 people in the unit.

ISITOR POLICY
Only guests registered and confirmed in your booking are allowed to occupy the unit.
The number of persons stipulated on the guest’s Booking and the confirmation email is the maximum number of people allowed to stay at the vacation property. If more guests arrive to stay / occupy than stated on the Booking Confirmation, they may be denied occupancy. In the event they are permitted to check-in an extra charge may apply.
Guest visitors must be registered with the Administration.
No overnight visitors are allowed.
Visitors cannot use the common areas.

PET POLICY
Sorry, no pets allowed in this unit.

NOISE RESTRICTIONS
NO HIGH VOLUME or NOISE AFTER 10:00 PM: Including Speakers, Music, Televisions, etc. inside of the unit.

POOL POLICY
The use of the pool is under your own risk.
Pool open from 10:00 am to 10:00 pm.
No smoking in or around the pool.
No glass, food or drinks in or around the pool.
Swimsuits are required in pool.
Children under 12 yrs old must be accompanied by an adult.
No jumping, diving or running around the pool area.
Pool floats, loungers or inflatable toys are not permitted in the pool.
Walking out or climbing on any of the exterior ledges or walls around the pool is strictly prohibited. Violation of this rule will not. be tolerated and will result in immediate guest eviction and a fine.

TERRACE RULES
Renters are not allowed to have guest, friends or visitors to use the common areas of this building.
Pets are not allowed.
No saving chairs.
Smoking is not permitted anywhere on the terrace except in the designated area.
No dripping swimsuits in the elevator. Please dry before entering.
Cushions and pillows from the sofas are not to be removed and used for any other purpose.
Beverages (cans, bottles, etc.) are not to be placed inside the ice maker for cooling.
Personal musical devices without the use of headphones that could become bothersome to others are not permitted.
Pacifica Residences is not responsible for loss of personal articles or injury of the misuse of the common areas.

GYM RULES
Gym hours from 6:00 am to 10:00 pm.
Clean equipment after usage.
Use a towel to clean sweat.
Sports clothing is required.
Do not drop weights or equipment.

GUEST KEYS
You will be issued 1 set of keys for each person noted on the Booking Confirmation. Keys must be returned in the same condition as received at the time of CHECK OUT.
PLEASE NOTE: Should you lose a set of keys the cost is $50USD ($1,000 pesos) for each lost-unreturned or damaged key or set of keys. Please have this fee prepared to be collected by the concierge at the time of check-out. This Fee is NOT covered by the guest damage insurance.

*The building is Pet Friendly ( Cats & Dogs only ). If every unit owner accept pets, they are allowed only inside the unit and not in the common areas such as: Terrace, pool area or Gym.
*Is forbidden to alter or disturb the peace & quiet of this building. Excessive noise is not tolerated from 10:00 pm to 8:00 am
*All tenants, guest or visitors are responsibility of the unit's owner.
*PACIFICA RESIDENCES is not responsible of any loss, damage or injury caused by the miss-use of our facilities.
*The recommendations issued by the security staff should not be ignored. Any violation of the rules could result the eviction, including the risk of an administrative fine.
*Every person not listed in the register form has deny access to the building.
*Guests/Visitors of Owners
Per our bylaws, Owners are entitled to have guests in the building at their discretion at any time. All that is required is security be
notified so they know to allow the guests/visitors in the building and the guest/visitor must sign in upon arrival. As a guest of the
owner, they may have access to all common areas when they are with the owner. Please see Section V and VI in the 29th Article
of the attached bylaws for reference regarding guests/visitors of Owners.
*Guests/Visitors of Renters
Per our bylaws, Renters are NOT allowed to have guests in the building at any time unless they are registered by specific name
and approved by the Owner or Property Manager in advance of their arrival. Their name(s) will be recorded on the check-in sheet
of the Renter. Security will validate their name has been registered and approved and they must sign in upon arrival to be allowed
in the building. Even if registered and approved, guests/visitors of renters may NOT have access to the common areas, only the
private unit. Please see section I.8.iii in the 29th Article of the attached bylaws for reference regarding guests/visitors of Renters.

In addition, for all guests/visitors, the Administration reserves the right to require an official ID (Passport, IFE-Mexican Voting Card, etc.) which may be photocopied.


ADDITIONAL FEE FOR CLIENTS ARRIVING BEFORE AND AFTER REGULAR WORKING HOURS

Please be advised that if you are driving or flying to Puerto Vallarta, you must ensure that you plan your travels well and expect to arrive at the rented property no later than 8 PM. on any given day. Clients who arrive after 8 p.m., will incur an additional charge of $25.00 USD I.V.A Included which must be paid in cash. This will be collected upon check in. In addition, there is no check in time before 8 a.m. on any given day, otherwise, the same additional fee of $25.00 USD cash applies. Most of the properties allow a check in time of 3 p.m.

Comments About the Vacation Rental Unit:
The condo is nice. There is construction going on in the back with a tarp covering the view from the balcony. The view wouldn’t be much to begin with since the building was built 10 feet away.


El apartamento es bonito. Hay obras en la parte trasera y una lona tapa las vistas desde el balcón. Las vistas no serían muy buenas de todos modos, ya que el edificio se construyó a unos tres metros de distancia.
